XGL Mixed-Use Development

XGL Mixed-Use Development is the first mixed-use development in the Glodok Jakarta Old Town area directly integrated with MRT Kota Station. Located on Jalan Pintu Besar Selatan, West Jakarta, the project occupies a 5,919 sqm site with a total Gross Floor Area (GFA) of 36,499 sqm and a FAR utilization of 6.2. The development comprises a 210-room midscale hotel and a 110-room budget hotel, both supported by MICE facilities, complemented by commercial retail and office spaces. The indicative Average Daily Rate (ADR) is approximately USD 61 for the midscale hotel and USD 35 for the budget hotel. Strategically positioned as a gateway to Jakarta Old Town, XGL is designed to support and complement the Jakarta Provincial Government’s revitalization plan for the area. The project’s design takes into consideration the distinctive historical, architectural, and cultural context of Jakarta Old Town and the surrounding Chinatown district, creating a contemporary development that respects and complements the area’s heritage character. Direct integration with MRT Kota Station and other public transportation modes (Transjakarta Bus Rapid Transit) creates seamless connectivity, enhancing the comfort, convenience, and accessibility of visitors. At the heart of the development, a Green Plaza serves as a refreshing urban oasis and an open public space that encourages interaction, activities, and a sense of community within Glodok–Jakarta Old Town. Through its strategic location, mixed-use program, heritage-sensitive design, and transit-oriented development approach, XGL is envisioned as a catalyst for the revitalization and long-term economic growth of the Glodok–Jakarta Old Town area.
