The property has the option for the current lessee to stay and operate, or to be available bare with no ongoing operational lease.
As part of the Carbon project there is an ongoing ILUA.
The property is offered for sale on a bare basis.
A key component of the sale is the consideration of the active carbon project. As such, a detailed data pack is available on request providing suitably qualified parties with a full suite of relevant documentation.
Investment Highlights:
✓ Located within the Northern Gulf of Carpentaria region of Queensland.
✓ The Property is accessed via a formed gravel road which provides adequate access to service domestic and live export markets located to the south and east.
✓ Featuring a gently undulating topography, the property is benefited by two creeks which dissect the property and run in a general east to west direction.
✓ From an operational perspective, the property is benefited by an established homestead complex along with a set of steel cattle yards.
✓ Water is a feature of the property with an established network of 63\* catchment dams along with two (2) bores. Services on the property include electricity, telephone, bottled gas, septic system, television and internet access. Mail delivery and School of the Air are available.
✓ In addition to the pastoral enterprise the property is benefited by a registered Human-Induced Regeneration (HIR) carbon project for a crediting period of 25 years which commenced on 7 August 2020. With a permanence period of 100 years, the project is expected to generate 233,900 Australian Carbon Credit Units (ACCUs).
