About this project
PARTEC – Caucaia Digital Gateway is a pioneering 125-hectare technology park situated in the strategic Fortaleza–Caucaia–Pecém corridor in Ceará, Brazil. This public-private partnership (PPP) aims to establish a world-class green digital infrastructure platform, positioning Brazil as a vital hub for the South Atlantic's digital economy. The project represents a USD 100 million private-led investment opportunity designed to address the surging demand for data centers, artificial intelligence (AI) infrastructure, and cloud computing across Latin America.
The strategic thesis of PARTEC centers on "speed to power" and "low-friction entry." Unlike traditional real estate ventures, PARTEC offers a legally enabled, infrastructure-led district where the legal framework is already enacted, the area is delimited, and tax incentives are in force. The project is strategically located inland from Fortaleza’s submarine cable landings, providing a qualified ecosystem for data center operators, edge computing, and technology suppliers.
For international investors, particularly Chinese technology and engineering groups, PARTEC offers a unique multi-layered value proposition. Partners can capture EPC margins, long-term O&M revenue, and strategic access to the Brazilian market. The park is divided into functional zones, including dedicated campuses for data centers, AI labs, and smart-city testbeds. It leverages Ceará’s clean energy matrix and robust connectivity to provide a sustainable and resilient environment for high-density technical operations.
PARTEC is not just an industrial site; it is a digital-industrial corridor integrated with the Pecém Port and Export Processing Zone (ZPE). This synergy creates a comprehensive architecture for global trade, bridging Eastern manufacturing capabilities with Western digital demands. By joining as a master developer, investors secure a first-mover advantage in a high-growth market, capturing land appreciation and anchor-tenant attraction within a legally secure and publicly supported framework.
