Main Company D.M.COLE Ltd operates under a Discretionary Trust as an Eco Resort with subsidiary businesses that operate related activity. Ownership taken on by family members and The Trust equally. Santo Sunset Villa's main function is accommodation and restaurant for guests only, Adventure Hunters all outdoor and recreation activities, Pacific Island Property the real estate aspect of the development and property management. The business in currently in stage one and investment is being deployed to improve income on all aspects as recently approved with the variation approved in December 2024. Most important asset is the Commercial properties, Surunda Bay and Port Olry. Competitive advantage is the location of the business. External investment is sought to further develop the Land in Surunda Bay and Port Olry to build Villas and create a holiday destination with investor ownership similar to timeshare where they commit to contribute to the building, maintenance and care. Short term is to increase income on accommodation, whilst we are completing the preparations for Equipment from overseas and building supplies. Longterm iis to increase value of property and gain a consistent income. Investment funds are mainly used to build the Villas and the return on investment would be approximately 8% per annum and the use of the Villa for 2 weeks of the year at no additional costs.
