項目簡介
The Şekerpınar Innovation Campus converts an existing, sponsor-owned 55,000 m² building outside Istanbul into an integrated technology campus. The sloped site gives seven basement levels with 5,700 m² uninterrupted floor plates — the floor loading, cooling volume and physical security a data hall requires, already built. The architecture is deliberate: machines below the entrance level, people above it.
Four components share one roof. A 1.5 MW IT-load Tier III data hall (2.5 MW total load, Tier IV operational option, target PUE 1.2–1.3, N+1 electrical with a 2N option in critical halls) occupies white space on a single basement level, air-cooled at launch and dimensioned for the liquid cooling that high-density AI and GPU racks require. The building and the electrical design carry headroom for further halls as demand proves out. Above it sit a technopark with 5,700 m² of deep laboratory and prototype space, a TEKMER incubator at street level, and entrepreneurship offices. Upper-floor tenants use the data centre directly for colocation, GPU and backup; server waste heat is recovered to warm the offices above.
The campus is proposed as an additional area of İTÜ ARI Teknokent's Technology Development Zone under Türkiye's Law 4691, giving tenants corporate tax, withholding, social security and VAT advantages unavailable in private office stock. Focus sectors are artificial intelligence, robotics, mobile technologies and 6G.
The sponsor, Mıstaçoğlu Group, manufactures for OPPO in Türkiye through its AGM Teknoloji subsidiary — a US$50m, 13,000 m² plant that has produced over one million devices since 2024. The group's chairman chairs DEİK's Türkiye–China Business Council. A technology partnership with ZTE for the data centre and energy storage is under negotiation, and reciprocity with SCODA (Qingdao) is proposed.
The requirement is US$30m to fit out the entire centre: ≈US$13.5m for the data hall — a contractor cost schedule dated 14 August 2026 carrying named equipment brands, with Uptime certification, commissioning and contingency inside it — and ≈US$16.5m for the campus interior across 8,420 m² of remaining net leasable area. The 55,000 m² building is contributed as in-kind capital and excluded from the ask. Revenue model and return metrics are released under NDA.
